Holiday Rentals Gas: The Risks

Gas appliances in your property come with inherent risks, including fire, explosion, gas leaks, and carbon monoxide poisoning.

As a holiday home owner, you have a legal responsibility to ensure that all appliances, pipework, and flues are properly maintained. Additionally, you must arrange an annual gas safety check conducted by a Gas Safe registered engineer and keep a record of this check for two years.

Mandatory Gas Safety Inspection

The annual gas safety inspection is a legal requirement for all holiday homes, regardless of whether they are connected to a direct gas supply or use bottled or cylinder gas. Landlords of holiday homes are responsible for ensuring the safety of the property and its occupants from gas-related risks and hazards.

Landlord Responsibilities

Landlords must arrange annual gas safety inspections for all gas appliances, fittings, and pipework installed in the holiday home. A Gas Safe registered engineer must carry out this inspection to ensure compliance with safety regulations.

Role of the Gas Safe Register

The Gas Safe Register is the official body responsible for registering gas safety engineers. Only engineers licensed by the Gas Safe Register can legally inspect and work on gas installations in holiday homes. Their license is valid for 12 months and must be renewed before expiry.

Gas Safety Certificate

Upon successful completion of the inspection, the engineer will issue a Landlord Gas Safety Certificate, valid for 12 months. This certificate must be renewed before its expiry, ideally within the last two months before it lapses. Renting out a holiday home without a valid gas safety certificate is illegal.

Gas Appliances Covered Under Inspection

Gas appliances in holiday homes include, but are not limited to:

  • Boilers and flues
  • Cookers, ovens, and hobs
  • Burners and other gas-powered devices

All these appliances must undergo an annual gas safety inspection to ensure their safe operation.

Faulty Gas Appliances: Categories and Actions

If an engineer identifies faulty gas appliances, they will be marked as Unfit for Use under the Gas Safety (Installation and Use) Regulations 1998. These appliances cannot be used unless repaired or replaced. Faulty appliances fall into three categories:

  1. Immediately Dangerous (ID) – These appliances pose serious safety risks and must be either repaired or replaced before use.
  2. At Risk (AR) – These appliances are unsafe but pose a lower risk than ID appliances. Repairs and maintenance are required before further use.
  3. Not to Current Standards (NCS) – While these appliances are considered fit for use, they do not meet current safety standards. It is advisable to replace them as soon as possible.

Exemptions from Gas Safety Regulations

Certain holiday homes are exempt from the Gas Safety (Installation and Use) Regulations 1998:

  • Holiday homes without any gas appliances – These properties do not require a Gas Safety Certificate.
  • Self-owned holiday homes (not rented) – Similar to self-owned residential properties, these are not subject to mandatory annual inspections. However, it is strongly recommended that owners conduct regular safety checks and servicing through a Gas Safe registered engineer for safety and peace of mind.

By adhering to these regulations, landlords and holiday homeowners can ensure a safe environment for their guests while remaining compliant with legal requirements.

Holiday Rental Gas Certificate: Costs

There are a number of factors that will influence how much the gas safety certification will cost. The costs range from £75-£250.

  • Number of Gas Appliances
    All gas appliances need to be thoroughly tested. If the property has numerous gas appliances then this will increase the time it takes to certify.
  • Size of the Property
    If the property is very large then this will also increase cost as the gas safety inspector will need to check the connections end to end.
